Introduction

Welcome to RealtyRoof Edge (a brand owned and operated by Ananta Consultancy) — an e-agreement facilitation platform operated by Realtyroof (www.realtyroof.in, a brand owned and operated by Ananta Consultancy). These Terms and Conditions govern your access to and use of the RealtyRoof Edge website, platform, sub-domains, mobile applications, services, and tools (collectively referred to as the "RealtyRoof Edge" or the "Platform").

By using this Platform, you acknowledge that you have read, understood, and agree to comply with these Terms and Conditions, along with our Privacy Policy (collectively referred to as the "User Agreement"). If you do not agree to these Terms, please refrain from using or accessing the Platform.

If you find any content or activity on RealtyRoof Edge that you believe violates our Terms of Use, please report it to info@realtyroof.in.

User Agreement

These Terms of Service shall remain in full force for as long as you access or use the Platform. Nothing herein shall be construed to confer any rights on you or any third-party beneficiaries beyond those expressly stated.

Eligibility

To use this Platform, you must be an individual at least 18 years of age and capable of entering into legally binding contracts under the laws of India. By using the Platform, you represent that you meet these requirements and are authorized to act on behalf of yourself or your organization.

Changes to Terms and Conditions

RealtyRoof reserves the right to modify, update, suspend, or discontinue any part of the Platform or these Terms at any time without prior notice. You are responsible for reviewing the Terms periodically. Continued use of the Platform after changes are posted constitutes your acceptance of such changes.

Purpose of RealtyRoof Edge

RealtyRoof Edge is an Agreement & Document Signing Tool designed for brokers, agents, channel partners, and developers to digitally execute agreements related to property brokerage, mandates, and commissions.

All documents, contracts, and digital agreements executed through the RealtyRoof Edge platform are facilitated solely for e-signature and documentation purposes.

In case of any dispute, claim, or disagreement between parties, RealtyRoof's role shall remain limited to providing technical assistance for document retrieval or verification — not legal representation or dispute resolution.

Information Collected

RealtyRoof Edge collects, stores, and uses user data only as described in its Privacy Policy and in compliance with Indian data protection laws. By using the Platform, you consent to the collection and use of your information as per our Privacy Policy.

User Conduct and Restrictions

You agree to use RealtyRoof Edge only for lawful purposes and in compliance with all applicable Indian laws. You may not:

• Use the Platform for fraudulent, misleading, or illegal activities.
• Attempt to modify, reverse engineer, or copy any part of the Platform.
• Submit false or unauthorized data on behalf of another individual or organization.
• Transmit any virus, malware, or harmful code.
• Reproduce or redistribute any materials from the Platform without prior written consent.
• Create multiple or fake accounts for misuse of the system.
• Share login credentials with unauthorized users.

Violation of these terms may result in immediate suspension or termination of access.

Intellectual Property Rights

All content, trademarks, design, software, and intellectual property on the RealtyRoof Edge platform are owned by or licensed to Realtyroof. Unauthorized use, reproduction, or distribution of such material is strictly prohibited. Any infringement will be prosecuted to the fullest extent permitted by law.

Limited License to Use

You may print or download documents generated through RealtyRoof Edge for your own use or for your organization's internal purposes only. Reproduction, resale, or external sharing of the Platform's content or materials without prior permission is not allowed.

Disclaimer of Liability

RealtyRoof Edge serves purely as a digital signing and documentation facilitation platform. It does not validate, mediate, or enforce the legal obligations of the parties involved in any agreement executed through it.

RealtyRoof or its affiliates:

• Do not guarantee the accuracy, authenticity, or enforceability of agreements created on the Platform.
• Are not responsible for disputes, non-payments, fraud, or misrepresentation by users.
• Provide no legal warranties for transactions between brokers, agents, developers, or clients.

You acknowledge that all agreements created or signed through RealtyRoof Edge are between independent parties and that RealtyRoof bears no liability for any losses, damages, or disputes arising therefrom.

Indemnification

You agree to indemnify and hold harmless RealtyRoof, its directors, employees, and affiliates from any claims, liabilities, or damages (including legal fees) arising from your use of the Platform, violation of these Terms, or any third-party rights.

Cookies

RealtyRoof Edge may use cookies to personalize your experience. You may disable cookies in your browser settings, though this may limit certain functionalities of the Platform.

Termination

RealtyRoof reserves the right to suspend or terminate user access at any time, with or without notice, for violations of these Terms. Upon termination, your right to use the Platform shall cease immediately, and RealtyRoof shall have no liability to you or any third party.

Limitation of Liability

In no event shall RealtyRoof, its officers, employees, or affiliates be liable for:

1. Any indirect, incidental, or consequential damages;
2. Any loss of profits, data, or goodwill;
3. Any errors or delays caused by system or network failures beyond its control.

The maximum liability of RealtyRoof, if any, shall not exceed the total service fee paid by the user for the disputed transaction or the amount equivalent to the preceding six months' usage — whichever is lower.

Electronic Communication

By using the Platform, you agree to receive communications from RealtyRoof electronically via email or platform notifications. These electronic communications satisfy any legal requirement that such communications be in writing.

Force Majeure

RealtyRoof shall not be liable for any delay or failure to perform resulting from causes beyond its reasonable control, including but not limited to internet outages, natural disasters, government restrictions, or acts of God.

Governing Law and Jurisdiction

This Agreement shall be governed by and construed in accordance with the laws of India. All disputes shall be subject to the exclusive jurisdiction of the courts in Pune, Maharashtra.

Entire Agreement

These Terms constitute the entire agreement between you and RealtyRoof regarding the use of the Platform and supersede any prior agreements or communications.
